Coming Soon was made available as a status on January 6, 2026. Approved by the PrimeMLS Board of Directors in July 2025, this status will allow agents to generate early exposure while preparing a property for showings.

TABLE OF CONTENTS

What is the Coming Soon Status?

Coming Soon allows a listing to be entered into the MLS and marketed publicly but not yet available for showings. This status allows listing agents to prepare the property for the market while providing early visibility to other participants and consumers.

When should I use Coming Soon?

The Coming Soon status is intended to:

  • Allow time for things like professional photography, staging, and other preparations
  • Generate early awareness of an upcoming listing
  • Ensure transparency and compliance with PrimeMLS and NAR rules by placing the listing in the MLS rather than marketing it privately.

Using the Coming Soon status is optional; however, when entering a new listing that is not going to be available for showings, Coming Soon must be utilized. The date showings begin will be entered as the Activation Date. The Activation Date is when the listing will be automatically updated to Active and at that time, the property must be available for showings.

Are showings allowed for Coming Soon listings?

No. Showings are not permitted while a listing is in Coming Soon status. Violations for showing a Coming Soon listing are as follows:

  • 1st Offense - $250.00 fine
  • 2nd Offense - $750.00 fine
  • 3rd & Subsequent Offenses - $1,500.00 fine and a required hearing with the Complaints and Violations Committee

Can offers be submitted with a listing is Coming Soon?

Yes. Offers are permitted while a listing is in Coming Soon status.

When must a listing be available for showings?

PrimeMLS Rules require that:

  • A listing in Active status must be available for showings.
  • Once a Coming Soon listing is updated to Active, whether manually by the list agent or automatically upon the date entered in the Activation Date field, it must be reasonably available for showings at that time. Updating a listing from Coming Soon to Active while still restricting showings is a violation of PrimeMLS Rules.

What is the Activation Date field?

All Coming Soon listings require an Activation Date to be entered.

  • The Activation Date must be within 10 calendar days of the listing entry date.
  • On the Activation Date, the listing will automatically update to Active.
  • Listings may be updated to Active manually prior to the Activation Date - and at that point showings must be allowed.
  • Coming Soon status is only available at the time of listing entry.

What happens to Days on Market?

Days on Market do not accrue in the MLS while a listing is in Coming Soon status.

Where will Coming Soon listings appear?

Other than the inability to have showings, Coming Soon is just like any other Active listing.

Coming Soon listings will be available in:

  • Search results
  • Hotsheets
  • ShowingTime feeds
  • Collaboration Center
  • Emailing and sharing out of the MLS software

When adding the listing, you have the options in Data Authorizations to include the listing in:

  • IDX/VOW sites
  • Third-party syndication sites
  • Specialty data feeds

What is the "Listing Visibility Type" field?

With the launch of Coming Soon, Paragon requires a field to be included on search templates call Listing Visibility Type (LVT). This field controls which types of listings are included in search results with two selections: MLS Listing and Coming Soon.

It is best practice to always keep both selections in the field when running searches to ensure you always get comprehensive results that include Coming Soon listings. Both are selected by default on all search templates. If you clear your search or delete those selections, ensure both are re-selected so you do not miss any listings in your results.

What does the Prospecting Criteria Conflict error message mean?

This error appears when you try to save a search for a contact without any selections in the Listing Visibility Field; Paragon requires at least 1 selection in order to save the search for a contact. PrimeMLS recommends always selecting both 'MLS Listings' and 'Coming Soon' in the Listing Visibility field to ensure your contacts always receive all listings applicable to the search criteria, including Coming Soon inventory.

Best Practices for searches and contacts

  • Do not remove the Listing Visibility Type field from your searches. Paragon has both options selected by default on searches.

  • When saving a search for a contact, select both 'MLS Listings' and 'Coming Soon.'
  • If you use the 'Clear All' button on a search, be sure to re-select both 'MLS Listings' and 'Coming Soon.'
  • All searched assigned to contacts prior to January 6, 2026 (when Coming Soon was implemented) have already been updated to include the LVT selections, so no action is required.
