TABLE OF CONTENTS

Status Changes

All status changes are to be updated in the MLS within two business days of the last signature.

Untimely Status Change

This is the "48-hour" rule; all listing status changes must be made within 2 business days after the actual date of the change. If a status change is made outside of the 2 business days timeframe, the ACTUAL change date will be entered regardless of how many days past the 2 business days the entry is made in the MLS.

What is Active Under Contract?

Active Under Contract status indicates the seller will continue to allow showings prior to closing and the listing is included in the data feeds to syndication sites, e.g. realtor.com, ListHub, etc.  There is no correlation between a listing's status and any contingencies contained in the Purchase and Sales Agreement.

What is Coming Soon?

Coming Soon a listing with an active and valid listing agreement, but unavailable for showings for a designated timeframe (within 10 calendar days after the date of entry) and is only an available status option upon entry of the listing.

  • All mandatory fields required of an Active listing must be completed for a Coming Soon listing.
  • Once a Coming Soon listing updates to Active, it cannot be reverted back to the Coming Soon status.
  • Coming Soon listings can be included in IDX, VOW, and third party syndication feeds.
  • Days on Market do not accumulate while in Coming Soon status.
  • Coming Soon listings require an Activation Date within 10 calendar days of listing entry, which will automatically update the listing to Active on the selected date. Listings may be manually updated prior to that date, if needed.
  • Offers are permitted while a listing is in Coming Soon status.
  • Showings are not permitted while a listing is in Coming Soon status.

What is Pending?

Pending status indicates that there is no MLS requirement to conduct further showings, and the property is removed from the syndication website MLS data feeds. There is no correlation between a listing's status and any contingencies contained in the Purchase and Sales Agreement.

What is Terminated?

Terminated status indicates that the listing agreement for the property has been terminated prior to the expiration date.

What is Withdrawn?

Withdrawn status indicates that a current agreement remains in place for the property, but the listing is not being marketed actively within the MLS and there is no showing requirement. A Withdrawn status would be placed back to Active when the listing becomes available for showings again. DOM (Days on Market) do not accumulate in a Withdrawn status.

When can I enter an Expired or Terminated listing as New?

If an Expired or Terminated listing becomes Active again with the same listing firm/agent within 30 days of Expiration/Termination, the listing must be reactivated under the same MLS number.

After 30 days, the listing may be cloned and entered as a new listing with a new MLS number and zero days on market. If the listing is improperly entered as new, PrimeMLS may remove it from the database, per PrimeMLS Rules section 1.5.

Availability of listings

Listing brokers shall not misrepresent the availability of access to show or inspect the listed property. If a property is not available for showings upon entry into the MLS, it must be entered as a Coming Soon listing.

A listing entered under the Coming Soon status cannot be shown to other Participants, Subscribers or buyers/lessees. Coming Soon listings must include a date, not more than ten (10) calendar days after the date of entry, at which time the listing will automatically transition to an Active status and showings are permitted.

  • All mandatory fields required of an Active listing must also be completed for Coming Soon.

  • Once a Coming Soon listing transitions to Active, it cannot be reverted back to Coming Soon.

  • Coming Soon listings can be included in IDX, VOW and 3rd party syndication data feeds.

  • Days on Market do not accumulate while a listing is in the Coming Soon status.

If a property cannot be shown due to an uncooperative occupant, this fact shall be made known by selecting the “Uncooperative Occupant” choice in the showing instruction drop down field. This situation may also be noted in the non-public remarks field.

Note: There is no requirement herein to show a property in a Withdrawn status.
