This page includes answers to various questions regarding appraiser information, membership, advertising other agent's listings and more.

TABLE OF CONTENTS

1. What if I don't have the Appraiser information to close a listing?

Here are some options if the appraiser information is not readily available:

  • Contact the selling agent
  • Contact the lender
  • Contact the closing company
  • Check the settlement statement

If you are missing the appraiser's phone number, you may search Paragon via the Membership Roster, as the appraiser may be a customer of PrimeMLS. You can also Google the appraiser's name to obtain their contact information.

2. What if the property has an uncooperative occupant?

If a property cannot be shown due to an uncooperative occupant, this fact shall be made known by selecting the "Uncooperative Occupant" option in the "Showing Instructions" field. This situation may also be noted in the "Non-Public Remarks" field.

3. Where are my listings displayed?

In addition to PrimeMLS.com and Commercial.PrimeMLS.com, you can optionally send your listings out from PrimeMLS for display on Realtor.com, RPR, ListHub, and thousands of PrimeMLS agent and office IDX websites. Rentals can also be sent to Costar's Apartments sites, including Apartments.com. Additional information can be found here.

4. Accurate and complete listing information is required

Per Section 1.2 of PrimeMLS Rules, information on a listing input form, when entered into the PrimemLS database by or on behalf of the listing broker, shall be complete and accurate in every required field, and intentionally providing/inserting false information is prohibited.
