This guide was created to help list agents with fields on which they may have questions. This guide is not necessarily comprehensive of all PrimeMLS Rules. If you have additional questions, please review the Rules & Policy page or submit a ticket to PrimeMLS Support.

Comp Only: | Select “Yes” to indicate that the property was sold outside of the MLS. A Listing Status selection of “Closed” must also be entered, as well the “Comp Type.” All listings, including Comps, must include at least 1 photograph. Other MLS#: | After selecting “Yes” in the “Listed in Other Prop Type” field, provide the MLS number of the original listing. For more information on marketing listings in multiple classes, click here. |
Verify List Price | This field was created to ensure you have entered the correct list price and to avoid erroneous price changes due to typos. Carefully input the accurate list price into this field and if it does not match the price entered for the "Price" field, you will receive an error message upon saving to correct the issue. |
Deeds - Total: | If “Multiple” is selected under “Recorded Deed Type,” the “Deeds - Total” field becomes mandatory. Enter in the amount of deeds on the property and that same amount of corresponding books and pages. |
Green Verification Program: | For more details on this field and several other Green-related fields, please refer to Green Field Definitions Guide. |
Listing Service: | The options for selection are “Entry Only,” “Full Service” and “Limited Service.” Select “Full Service” if the agent is providing all of the following services: 1. Arrange appointments for cooperating brokers to show listed property to potential purchasers 2. Accept and present to the seller offers to purchase procured by cooperating brokers. 3. Advise the seller as to the merits of offers to purchase. 4. Assist the seller in developing, communicating or presenting counter-offers. 5. Participate on the seller’s behalf in negotiations leading to the sale of the listing property. If the agent is providing none of those services, select “Entry Only” and if the agent is providing only some of these services, select “Limited Service.” For more information on Entry Only and Limited Service in multiple classes, click here. |
Fee Includes: | After completing the “Fee” and “Fee Frequency” fields, “Fee Includes” must be provided. Included for selection are Condo Association Fee, HOA Fees, Park Fees, etc. |
Syndication Remarks: | Syndication Remarks permits inclusion of branding information. For example, agent and office names, and phone numbers and websites may be included. This field does not display in the MLS, on any Agent or Customer report within Paragon or on PrimeMLS member IDX sites, but it is included in the data feeds to the MLS public websites, primemls.com and commercial.primemls.com, intra-office feeds, and the syndication websites such as Realtor.com, RPR, and ListHub. It is up to each website if they choose to display these fields; however, PrimeMLS has requested that the Advertising Remarks field be displayed in place of the Public Remarks field if it is populated; be sure to include all of your Public Remarks in the Advertising Remarks field. HUD Restricted Words are not permissible in the “Syndication Remarks” field. |
Input of Owner Name: | Options for selection in this field are “I have written permission to submit owner’s name" (which causes the Owner Name field to be required) or “I have written permission to withhold owner’s name" (which causes the Owner Name field to not be required). Make the appropriate selection based on your written permission. Per PrimeMLS Rules, sellers cannot indicate they wish to have their name withheld from the PrimeMLS Database and at the same time approve that documents containing their name(s) be uploaded to the listing, even if those documents are not public. Either the seller(s) name is withheld completely from both the owner's name field and all documents attached to the listing, or it is entered accordingly. If owner's name is withheld, documents containing their name may be uploaded providing the names are redacted. |
